Home extensions in Cheshire

Rear, side, wraparound, double-storey and loft. We design, get the planning or permitted-development paperwork sorted, build it with our own team and hand back a finished room, not a shell.

What's included

  • Measured survey, drawings and structural engineer's calculations
  • Planning application or lawful development certificate, and building regulations sign-off
  • Groundworks, drainage, masonry, steels and roof
  • Windows, bifold or sliding doors, roof lights
  • First and second fix electrics and plumbing, underfloor heating where wanted
  • Plastering, decoration, flooring and external making-good
  • One fixed price, one project manager, a written programme before we start

Typical timeline

A single-storey rear extension takes 10 to 14 weeks on site. Double-storey, 14 to 20 weeks. Add 8 to 12 weeks beforehand for drawings and planning if a full application is needed; many rear extensions fall under permitted development and can start sooner.

Planning in Cheshire

Under permitted development a detached house can extend 4 m to the rear (8 m with prior approval); a semi or terrace 3 m (6 m with prior approval). Conservation areas in places like Knutsford, Nantwich and parts of Chester tighten this, and Cheshire West & Chester and Cheshire East each run their own prior-approval process. We handle it.

Why owners choose us

We build extensions on our own development properties, so every detail is priced and sequenced the way a developer would do it: no padding, no surprise variations, and a programme we actually keep to.

Questions we're asked

Do I need planning permission for a rear extension?
Often not. Single-storey rear extensions within permitted development limits (3 m for semis and terraces, 4 m for detached, larger with prior approval) need no full application, though you still need building regulations approval. We confirm which route applies at the first visit.
How much does a single-storey extension cost in Cheshire?
As a guide, £1,900 to £2,600 per square metre plus VAT for the build, finished and decorated, excluding the kitchen itself. A 20 m² rear extension is typically £38,000 to £52,000 plus VAT and professional fees.
Can we live in the house during the work?
Usually yes. We keep the existing house sealed from the works until the knock-through, which we schedule as late as possible and warn you about well in advance.
Do you offer a fixed price?
Yes. Once drawings and specification are agreed you get a fixed price with a schedule of what's included. Changes you ask for are priced in writing before we do them.
